As an industry we have come a long way with our understanding of effective BIM implementation but for many its value is still only recognised at design and construction phase. However, BIM’s real potential should be seen in the operation and maintenance stage of a built asset where over 80% of the expenses arise. The challenge is to ensure this is covered at planning phase when the potential to influence future costs is much greater. Understanding a client Asset information Requirements (AIR) at this early stage will play a pivotal role in minimising costs and ensuring a building can be operated and maintained in an efficient and effective way.
